My Community Homes (MCH) is seeking candidates with a drive to excel in our growing organization. This position will be responsible for maximizing revenue across the portfolio. They will play a key role in the development and expansion of MCH s dynamic pricing strategies and tools. In addition to managing the pricing of rental properties. This role will also be responsible for ad hoc analysis and proof of concepts to test, build, execute enhancements needed. The expectation is that this person would work, strategically and effectively, with our operational leadership team in devising and executing pricing strategies appropriate for the situation. The Revenue & Pricing Sr. Manager will use their analytical/financial/economic background to find the right balance of rent and occupancy to maximize the success of MCH.

Revenue & Pricing Sr. Manager Job Responsibilities:

  • Fully responsible for the rent pricing and revenue management functions across the portfolio
  • Oversees team of pricing analyst(s) to achieve maximum performance with a focus on occupancy and revenue growth
  • Evaluates performance of properties and suggests corrective actions for poorer performing properties
  • Leads weekly pricing meetings with 3rd party property managers and internal stakeholders
  • Communicates MCH philosophies and results to local managers through weekly pricing calls.
  • Responsible for new and renewal rent pricing based on economic factors such as supply, demand, and competitive pressures to strike the right balance between volume and yield
  • Effective in change management and provide insight on policies and procedures
  • Develops analyses for anything related to demand forecasting, demand management or pricing activities (this includes but is not limited to: risk assessment, market segmentation, strategic partnerships, customer price sensitivities, pricing strategies and tactics, bundling or unbundling of products and services, etc.)
  • Responds to ad hoc requests for assistance from MCH Executive Team regarding pricing
  • Maintains database of market by market level pricing
  • Works with internal and 3rd party property managers to map areas of focus to further implement business strategies into pricing decisions
  • Identifies and resolves MCH issues through variety of structured and ad hoc analytics.
  • Compiles market analysis information and trends to make informed recommendations to SVP of Asset Management
  • Helps with the design and testing of new pricing tools and gives advice to further the efficiency and effectiveness of current tools and processes.
  • Supports current KPIs and contributes to creating new KPIs where needed.
  • Supports development and/or modification of training materials for MCH pricing tools.
  • Assists in the training and development of MCH associates when it comes to MCH
  • Responsible for recognizing trends and opportunities in the MCH portfolio in addition to their geographic area
  • Participates in the presentation of pricing and revenue management to the Executive team
  • Assists in the continued development of all MCH practices, procedures, policies, and supporting tools




Requirements

Revenue Pricing Manager Qualifications / Skills
  • Bachelor s degree required. Analytical emphasis is preferred: finance, accounting, applied mathematics, statistics, economics, etc.
  • Minimum of 2 years of Revenue Management or Pricing experience preferred. Relevant experience may include other industries that practice dynamic pricing and revenue management such as single family, hospitality, gaming, airline, car rentals, multi-family
  • Passion for driving business results through analytical process.
  • Ability to communicate effectively at all levels of the organization.
  • Ability to build internal coalitions to drive analysis-driven change through the organization.
  • Strong analytical background and ability to learn new systems quickly.
  • High degree of organization and time management skills with the ability to independently see the completion of multiple projects within a deadline while managing daily pricing
  • Ability to make decisions by extrapolating from limited data.
  • Proficiency with analytical and presentation tools such as Excel pivot tables, database queries, graphing, PowerPoint, etc.
  • Ability to think critically to solve problems and bring new ideas innovative ideas, not merely executing tasks as directed from above.

Skills/Specialized Knowledge
  • Expert level experience using Excel
  • Experience with analytical tools a plus Power BI, Tableau
  • Working in data centric environment a plus
  • Team member should have a high level of enthusiasm for innovation and creativity
  • Professional verbal and written communication skills; ability to effectively communicate with a diverse workforce
  • Strong organizational and time-management skills; ability to set, manage and consistently meet goals and deadlines
  • Must be proactive, self-directed, highly motivated and able to multi-task

  • Salary of $130,000-$135,000 with 10% bonus
