Director of Asset Management Job Responsibilities:

  • Monitor the activities of the third party property management firms responsible for the daily operations of the properties, and report significant activities
  • Effectively manage high performing asset management teams: analysts and associates to maximize team member growth and performance
  • Work collaboratively with internal teams on reporting procedures, database and other informational systems to collect data, track projects, enhance communication and distribute feedback loop across departments
  • Oversee exception report administration specifically related to third part property managers
  • Perform site inspections and oversee physical risk management
  • Ensure compliance by service providers on contractual services and adherence to policies and procedures
  • Prepare investment performance review with recommendations
  • Ability to underwrite, review, and approval rents
  • Recommend strategic lease structuring, monitor curing deferred maintenance items, and track progress in each market
  • Review of monthly financial statements, conduct portfolio analysis, and prepare asset level reporting
  • Identify areas to maximize portfolio performance and make recommendations to the SVP of Property and Asset Management
  • Monitor performance of leasing, turns, R&M, and initial rehab
  • Evaluate third party property manager best practices compared to industry standard
  • Review and use portfolio KPIs to track performance and provide recommendations on improvements
  • Manage risks related to property functions including
  • Conduct complex analysis on cost controls, revenue, and portfolio metrics
  • Participate in investment meetings and provide portfolio updates to Executive leadership
  • Negotiate contracts with 3rd party service providers and oversee policies and procedures are followed
  • Provide recommendations to optimize internal processes and utilize greater asset management team to track activities across the portfolio
  • Work with property managers and accounting to forecast income and expenses for budgeting
  • Identify and provide recommendations to maximize returns through minimizing vacancy and monitoring costs
  • Track market conditions, review rent comparable reports, and execute on business plans to balance maximizing occupancy and maximizing revenue
  • May be requested to perform other asset management duties


Requirements

Director of Asset Management Qualifications / Skills:

  • Bachelor s degree required, Master s degree or MBA preferred
  • Minimum of 10 years of relevant real estate asset management experience, inclusive of 5 or more years of experience in multifamily or single-family rental real estate.
  • Real estate broker license a plus, but not required
  • Strong operational skills and data centric experience; the successful candidate will be a hands-on member of the Asset Management team.
  • Strong financial, analytical, and computer skills with proficiency in Excel; experience with asset management platforms and software packages
  • Sound judgment with the ability to identify the relevant questions and important issues when evaluating a situation
  • Self-motivated with the ability to make independent decisions while working within the framework of the groups goals and policies.
  • Have a genuine desire to excel in the execution of their work and express a passion for their role.
  • Possess a high degree of interest in working with the collective team and leveraging external resources with an eye on achieving exceptional results, both tangible and intangible.
  • May be required to travel (less than 20%) to properties to assess the overall condition of vacant homes, meet with the third party property managers, partner engagement, and the performance of the market.

Skills/Specialized Knowledge

  • Expert level experience using Excel
  • Experience with analytical tools a plus Power BI, Tableau
  • Working in data centric environment a plus
  • Team member should have a high level of enthusiasm for innovation and creativity
  • Professional verbal and written communication skills; ability to effectively communicate with a diverse workforce

Benefits


Compensation and benefits package:

  • Salary of $155,000-$160,0000 with 10% bonus
