We are seeking a highly experienced and analytical Senior Leasing Manager to lead leasing operations for our diverse portfolio of residential commercial and industrial properties. The ideal candidate will be a proactive professional with over 10 years of experience in leasing management within the UAE market. This role is crucial for driving high occupancy achieving competitive rental returns and ensuring strict compliance with all regulations particularly RERA and DLD in Dubai. The role also requires contributing to the enhancement of our leasing systems and processes. Experience working within a family business environment is essential.
Key Responsibilities:
Leasing Operations & Strategy
- Develop and execute comprehensive leasing strategies to achieve and exceed occupancy and revenue targets.
- Oversee all leasing activities from lead generation and property viewings to lease negotiations Ejari registration and tenant onboarding for residential commercial and industrial warehouses.
- Manage lease expirations renewals and notices to vacate ensuring seamless transitions.
- Collaborate with the Customer Relations team to ensure properties are market-ready and to optimize the leasing process.
Team Leadership & Management
- Lead mentor and manage the leasing team to ensure high performance and professional development.
- Conduct regular performance reviews and provide constructive feedback to team members.
- Foster a collaborative and results-driven team environment.
Market Analysis & Pricing
- Prepare and present Quarterly Comparable Market Analysis (CMA) reports providing detailed insights into market trends competitor pricing and rental benchmarks across all property types.
- Stay up-to-date on Dubai Land Departments Smart Rental Index RERA guidelines and other market shifts to inform pricing strategies.
- Recommend data-driven rental pricing strategies based on supply-demand dynamics and market forecasts.
- Work closely with finance and asset management teams to align rental strategies with yield and ROI objectives.
Legal & Compliance
- Ensure all leasing activities adhere strictly to UAE tenancy laws and regulations (RERA DLD Ejari).
- Ensure all leasing activities are fully compliant with internal Standard Operating Policies and Procedures (SOPPs).
- Review and approve lease agreements for accuracy and legal compliance.
- Escalate non-collection and payment default issues as per company policy working with legal teams where necessary.
- Act as the primary point of contact for legal-related inquiries regarding lease agreements and tenancy disputes.
System & Process Enhancement
- Actively contribute to the enhancement and optimization of the companys leasing software and overall system including CRM tools like Yardi.
- Identify opportunities to streamline workflows and improve efficiency in the leasing process through technology.
Stakeholder Coordination & Sales
- Coordinate with the marketing team to develop effective promotional campaigns for vacant properties.
- Demonstrate strong sales proficiency in converting leads and closing deals to maximize occupancy.
- Build and maintain strong relationships with brokers agencies and institutional tenants.
Reporting & Analytics
- Provide regular performance reports to senior management on occupancy rates leasing velocity average rental rates and collection forecasts.
- Prepare ad-hoc reports as requested by senior management to support strategic decisions.
- Offer strategic insights and recommendations on leasing performance market risks and opportunities.
Qualifications & Experience:
- Bachelors degree or a Diploma in Real Estate Business Administration or a related field.
- A minimum of 10 years of experience in leasing management with a focus on residential commercial and industrial properties in the Dubai or GCC real estate market.
- Proven experience working effectively within a family business structure.
- Demonstrable experience in conducting detailed market analysis and preparing reports.
- Expert knowledge of Dubai property laws RERA regulations and DLD processes.
- Proven ability to contribute to the development and enhancement of software and internal systems.
- Proficiency in real estate CRM and ERP tools such as Yardi as well as Microsoft Excel.
- RERA certification is a plus.
