We are seeking a highly motivated and strategic Finance Manager to lead our finance department which will function as a shared service center for our diverse business units including our real estate portfolio holiday homes division and real estate agency. The ideal candidate will be a results-driven leader with a strong background in real estate finance and a proven ability to optimize financial operations. This role is central to our financial success requiring expertise in financial modeling team leadership and the implementation of new technologies to drive growth and efficiency.
Key Responsibilities:
Financial Leadership & Strategy
- Develop and implement a comprehensive financial strategy that supports the companys long-term goals and optimizes financial performance across all verticals.
- Lead the finance department team providing mentorship guidance and performance management to ensure a high-performing and collaborative environment.
- Lead the digitization and automation of finance processes including the implementation of new software and systems to enhance efficiency and reporting capabilities.
- Manage group-level financials including the consolidation of reports across all business divisions.
- Lead the annual budgeting and business planning process and prepare monthly quarterly and annual financial reports for senior management and shareholders.
Shared Service Management & Financial Operations
- Act as the finance leader and shared service provider for all business units:
- Real Estate Portfolio: Manage the financials for our residential and commercial income-generating properties. This includes monitoring rental yield occupancy and capital expenditure while also optimizing direct costs and ensuring strong returns on investment.
- Holiday Homes: Oversee all financial aspects of our short-term rental business including P&L analysis for each unit. Monitor OTA revenues dynamic pricing strategies and compliance with DTCM regulations.
- Real Estate Agency: Manage the accounting and financials for the real estate agency company developing and tracking key performance indicators (KPIs) to measure profitability and operational efficiency.
- Monitor group cash flow working capital and funding needs across all verticals.
- Oversee audit tax filing and compliance with all relevant UAE regulations (VAT ESR etc.).
Financial Modeling & Analysis
- Utilize financial modeling to assess new real estate opportunities providing detailed feasibility models and return projections for new developments.
- Work with project managers to track development budgets construction draws and contractor payments ensuring direct cost optimization.
- Prepare project-based cash flow forecasts and monitor sales performance for off-plan projects.
- Assist in fundraising investor reporting and board presentations providing data-driven insights to support decision-making.
Requirements
- Bachelors degree in Finance Accounting or a related field (MBA or CFA preferred).
- Minimum of 7-10 years of progressive finance experience with a significant portion in a real estate hospitality or property development environment.
- Proven experience in managing a finance team and leading departmental strategy.
- Strong knowledge of UAE real estate finance DTCM regulations and RERA compliance.
- Expert proficiency in financial modeling cash flow forecasting and performance analytics particularly for assessing real estate opportunities.
- Experience with new software implementation and leading digitization initiatives.
- Familiarity with property management systems (e.g. Yardi) OTA platforms (Airbnb/) and ERP software.
- Excellent understanding of UAE VAT corporate tax and banking practices.
