The Finance Manager oversees the financial operations of Makeen Properties and its subsidiaries ensuring compliance financial integrity and alignment with organizational objectives. This role involves managing budgeting forecasting accounting treasury and working capital while leading a shared finance team to optimize processes and implement systems for efficiency. The Finance Manager works closely with Business Head to evaluate investment opportunities prepares financial models and collaborates with senior leadership to drive informed decisionmaking fostering a highperformance culture and supporting business growth.
Strategic Leadership:
- Develop and implement financial strategies aligned with the organizations longterm objectives.
- Act as the primary finance liaison with Group Finance and senior stakeholders.
- Oversee budgeting forecasting and financial reporting to ensure alignment with business goals.
Operational Oversight:
- Ensure efficient functioning of the shared finance team across Makeen Properties Makeen Technical Services and Sama Foundation.
- Enhance financial workflows and processes to improve efficiency and ensure regulatory compliance.
- Lead ERP system implementation and adoption (e.g. Yardi) driving process automation and data integrity.
Compliance and Governance:
- Ensure compliance with UAE financial regulations including VAT Corporate Tax and assisting Legal and Leasing teams in meeting AML compliance requirements.
- Establish internal control systems to mitigate financial risks and maintain robust governance.
- Manage internal and external audits ensuring timely and accurate submissions.
Investment Appraisal:
- Evaluate investment opportunities in collaboration with the General Manager and departmental heads.
- Prepare financial models for proposed investments assessing KPIs and sensitivity analysis.
- Fully prepare and assist the General Manager in presenting investment proposals to the Investment Committee.
Treasury and Working Capital Management:
- Negotiate and manage loan agreements with financial institutions.
- Maintain banking relationships and oversee cash flow optimization.
- Implement cash management strategies to enhance liquidity and financial stability.
- Monitor working capital metrics ensuring effective management of payables receivables and inventory.
Succession Planning and Team Leadership:
- Identify and mentor potential leaders within the finance team fostering career development.
- Develop structured training programs in collaboration with HR and Group Finance to enhance team capabilities.
- Lead mentor and develop the finance team promoting high performance and accountability.
- Ensure continuity in critical roles through robust succession plans.
Performance Monitoring and Reporting:
- Establish and monitor KPIs for the finance team to drive performance and efficiency.
- Ensure timely preparation of consolidated financial reports including variance analysis and actionable insights.
- Present financial analysis and recommendations to senior management for informed decisionmaking.
Other Responsibilities:
- Serve as the lead contact for financial matters related to new projects acquisitions or business initiatives.
- Collaborate with crossfunctional teams to address complex financial challenges and opportunities.
Qualifications :
- Masters degree in Finance or Business Administration.
- Professional qualification such as CIMA ICAEW ACCA CPA CMA CA.
